VUE Terrace Homes, Robina

Location: Robina, Gold Coast

VUE Terrace Homes is a master planned residential community located at Robina, central Gold Coast, Queensland.

It comprises 154 two storey 3 bedroom terrace houses on lots 5, 6 & 7m in width.

Each home is designed to connect to it’s neighbour in a coordinated fashion so that adjoining architectural elements work together to create a visually meaningful complete building.

Comprising 207 2 storey residences constructed over 6 stages, City Village Terrace Homes is a quiet residential community located adjacent to Robina Town Centre in the rapidly growing masterplanned suburb of Robina.

It delivers a true walkable lifestyle, with two direct pedestrian links to Robina Town Centre and easy access to entertainment, employment and public transport via a lakefront boardwalk which provides visual separation and quietness.

The development also provides a missing pedestrian link to the adjacent communities to the south.

Everything possible has been done to maximise green space and minimise hard surfaces for example by bringing the landscaping right out to the roadway between parking bays and the use of varying retaining and fence wall materials, colours & textures.

These materials and colours are replicated on the buildings enhancing variety and individuality whilst providing a visual cohesion to each streetscape and throughout the development.

Gaps between and at the ends of buildings work hard providing access wherever possible as well as being pleasant landscaped spaces on their own.

Privacy between individual lots has been carefully considered to maximise amenity and privacy with use of strategically located louvres & screens.

The bio-retention has made maximum use of the site topography being located at the perimeter of the lake where it softens the retaining wall edges whilst aiding privacy.

The lakefront units have a partial lower storey with northerly views over the boardwalk which connects directly with Robina Town Centre

The partial lower storey provides privacy from the public boardwalk whilst allowing passive surveillance.

Hard roadway surfaces have been minimised by extending soft verges out to the carriageway wherever possible. This creates the impression that there is more human scaled space than there actually is.

Variation in colour/materials used for the retaining wall amplify visual interest & cohesiveness. The bio-retention basin follows this wall & is heavily landscaped.

A laneway provides access to the rear of the terraces. Varied setbacks and architectural treatment provides human scale and sheltered neighbourhood space for community activities & interaction with other residents.

The extent of hard road surfaces is minimised. Subtle level changes between the floor level and the footpath together with careful arrangement of gates, fences and access steps maximises privacy whilst affording passive surveillance.

Public access to the boardwalk and onto Robina Town Centre opposite is provided through numerous pocket parks.

Living/dining/kitchen/entry space of a typical 5m wide unit. Some of the lower stair risers are storage drawers. High ceilings and tall doors create a sense of volume and space.

Varsity Lakes Apartments

Location: Varsity Lakes, Gold Coast

The project consists of 320 apartments in 3 separate buildings each with its own basement parking and ranging in height from 3 levels facing the street to 9 levels facing the lake.

An internal landscaped space is provided at ground level, open to the sky which provides additional amenity to the occupants, letting in light, air and providing additional greenery & wildlife being adjacent to the wetland reserve.

The built form external styling is well articulated with a variety of balcony treatments and blades. The lakefront buildings respond the broad water and distant vistas by fanning out in a curve giving maximum opportunity for views and light. The street facing building also captures water and distant views between the lakefront buildings whilst the street frontage responds to the lower domestic scale of the area.

Development Approval was obtained obtained in late 2014. Construction of a “DA modified” design scheme was completed in 2017 by others.

The Pocket Terrace Homes

Location: Lennox Head, New South Wales

The Pocket Terrace Homes will be a residential community located at Lennox Head in far north-east new South Wales.

It comprises 25 two storey 3 bedroom terrace houses on lots ranging from 8m in width.

Each home is designed to evoke the beachy, laid-back lifestyle of the region using the local vernacular and colours. Four distinct design themes have been incorporated into the five basic floorplans which together express a unique character in each and a visually cohesive whole.

The project is currently at Development Approval stage.

The site slopes at a grade of 1 in 14 throwing up some significant challenges to stay within the allowed building envelope.

Duplex pairs face the western frontage but each has an individual response to its position within it.

Each household has its own public street presecnce within a unified fence and retaining wall sequence.

Seperate, individual homes face the eastern frontage each with its own beachy sixties feel.

The central private laneway provides a safe pedestrian firendly environment as well as subtly connecting the 8m level change across the site.

Miami Ice Apartments

Location: Miami, Gold Coast

Miami Ice Apartments occupies the site of the old Miami Ice Works which became an icon of the Gold Coast after World war II.

The old US army huts were well past their useful lifetime and the need for ice production waned.

The building acknowledges the old hut’s existence in its colours, materials and signage which echo the old iconic huts.

The building comprises 28 large 2 & 3 bedroom apartments, double storey penthouses, swimming pool and gardens above street level, restaurant at ground level and 2 basements.

Burleigh Man Caves

Location: Burleigh Heads, Gold Coast

Burleigh Man Caves completes an otherwise fully developed precinct in Burleigh Heads.

The awkward curved shape of this remnant site presented some considerable challenges.

The curved shape is not conducive to the rectilinear shapes of cars, trucks, roadways etc and the most efficient layout in terms of deliverable floor area was to occupy the perimeter of the site with built form allowing the core of the site to conform with the practical requirements of car parking, vehicle movements and level changes.

Durran Street Apartments, Tugun

Location: Tugun, Gold Coast.

Durran Street Apartments occupies two old house sites on the corner of Durran & Toolona Streets.

The building comprises twelve 1, 2 & 3 bedroom apartments over 3 levels above basement parking.

Access to the apartments is via external staircases and open walkways reminiscent of 1960’s style holiday units except they are set back from the external walls and provided with operable louvres which afford privacy if required as well as protection from the western sun but admitting cooling breezes on a hot summer afternoon..

Each building is highly articulated and visual interest is enhanced via varying the individual apartment’s exterior expression, colours and materials.

Located within easy walking distance of Gold Coast City’s premiere shopping, dining and entertainment precinct, Robina Town Centre, residents at Paddington Terraces @ Robina enjoy ease of access to a myriad of lifestyle benefits.

Conceived as being "like an apartment but on the ground", the higher than usual ceilings, doors and windows provide volume and light as well as echoing the feeling of terraces in the famous Sydney suburb of the same name or Balmain for example. The resulting spaces appear larger than they are.

The facade treatments on each house type are subtly different and juxtaposed to maximise variety visually. Addition of varying material types and colours further adds to the uniqueness of each house whilst creating a harmonious streetscape

Condev HQ, Robina

Location: Robina, Gold Coast

Winner - 2012 Queensland Master builders Association Award - Commercial Building (office accommodation) over $5 million.

Designed to represent the energy and dynamism of a modern and fast growing construction company, this building provides Condev with an iconic landmark headquarters for their business.

The building comprises 3 floors of office space arranged around an central core which is open through all storeys including the basement car park.

The design incorporates a checker-plate clad window seat-wall to the exterior of the common area lunchroom-cum-mentoring space which echoes the builder’s tool box on the back of a ute.

Reo bar has been incorporated “tongue-in-cheek” into the fencing design .
